Stone Coated Pipe Sleeves and Flashings in San Ramon, CA

Walk one of the upper streets in Gale Ranch or Windemere and look out, and what you mostly see is roofs. Rows of them, tile and shingle, laid out below like a site plan. From that angle the field of each roof reads as one color, and every vent pipe, flue and exhaust cap reads as a dot of something else. A bare galvanized pipe is a bright dot. A painted one is a dot that has faded a shade or two away from the tile around it.

This is where stone coating earns its place. The color is carried in the stone coated finish, and we match any color, blending custom shades when a roof calls for it, so from up the hill the pipe simply looks like part of the roof. The finish is long lasting and maintenance free, and nobody has to repaint it, now or later.

San Ramon incorporated in the early 1980s, and its roofs still split roughly along that history. The older neighborhoods, Twin Creeks, Montevideo and the streets around the Crow Canyon Country Club among them, are on later roofs now, mostly composition shingle, with the occasional wood shake still hanging on. The Dougherty Valley on the east side was built mostly from around 2000 on, and concrete tile is common out there.

The metal on those two kinds of roof fails in different ways. On the older homes, reroofs tend to reuse the galvanized stacks and flues and paint them, and the paint does not last. On the newer ones, the builder's paint on the roof jacks has now had years of valley sun, and the rubber collars have had just as long to dry out. Look at what it takes off the roof. The flyer's "NO MORE" list reads rubber collars, spray paint, broken sealant, leaks, overspray, rust, callbacks and failed granulated sock covers. Every item on that list is a familiar sight on an aging pipe jack. Summers in the valley are hot, and in the fall the dry Diablo winds, named for the mountain on San Ramon's skyline, sweep through and bake whatever the summer left behind.
