Redwood City Stone Coated Flashings, Vents and Pipe Sleeves

An older house collects roof metal the way a junk drawer collects keys. By the time a Stambaugh-Heller cottage or a Mount Carmel bungalow comes up for a new roof, it may have a copper vent from one decade, a galvanized jack from another, a painted flue that used to be black, and a skylight curb somebody added later. Each piece has weathered differently, and none of them match.

A reroof is the one moment all of it can change together. Your roofer can replace that assortment with stone coated flashings in a single color: plumber jacks, valley metal where the gables meet, roof to wall flashing where the porch roof ties into the house, a saddle behind the chimney, and skylight flashing around the curb. The vents get the same treatment through our stone coated vents, from low profile O'Hagins to elbow vents and vent caps. What used to look like a hardware store on the roof ends up looking like one finished surface, which is the whole point of our tagline, The Final Touch of Quality.

Up on the west side, where the streets climb and the trees close in, some of the houses still wear wood shake and others have moved to composition shingle. Shade and damp are part of life under those trees, and they are hard on painted metal. The paint lifts, the steel underneath starts to rust, and moss and algae find the rough spots.

Custom color blending takes it from there, so the vents can sit in a shake roof the way they sit in shingle.

Redwood Shores was built on reclaimed land along the bay, laced with lagoons and lined with townhome and condo complexes. Those complexes generally answer to a homeowner association, and their roofs sit in the wind and damp air that come straight off the water.

For an association planning a reroof, the useful move is to write stone coated parts into the roofing spec, in the association's shingle color, for every building. Then a building reroofed later gets parts coated to the same color as the first, the pipes along the lagoon side are not left to rust, and nobody has to schedule a paint crew for the jacks. The Rapid Sleeve belongs in that spec too. It is a 10 inch metal pipe sleeve with an elongated drip cap and a lower flare, and it takes the place of rubber collars and spray paint on every plumbing vent in the complex. Redwood City's old slogan, "Climate Best by Government Test," still shows up around town, and the weather mostly lives up to it. That same sunshine is what wears out a painted pipe. UV takes the color out of spray paint and dries out rubber collars, and the result on an otherwise good roof is a row of faded, chalky pipes.
